Why Land44 exists

The facts about a site and its owner are all public, but they live in three different services: HM Land Registry for the title, Companies House for the owner, the planning data platform for constraints. Assembling them for one site takes an afternoon and three sets of fees, so for most sites nobody does it. Land44 exists to make that assembly cost two minutes and £9, stated exactly as the registers record it, so decisions about land start from facts rather than folklore.

Searching is free, signed in or not. Pick a district, filter by land type, tenure length and distance from town, and see how many sites match before spending anything. You pay only to open a specific site's report, from £9 for a single one.

Know who owns a site, and where the owner stands today

An open report gives you the HM Land Registry title number, the registered owner, and the owner's Companies House record checked live at the moment you open it: current status, registered office, the directors on record, and every filing from the last six months in Companies House's own wording. When a company has renamed or its registered office has moved to an insolvency practitioner, the report says so.

See the site in context

The same report shows recorded sale prices near the site, planning constraints checked at the postcode against the national register, distances to the nearest town and city, and a satellite view of the location.

A report stays open for 24 hours and is listed under My reveals until it closes. Every report downloads as a branded A4 PDF, dated to the minute it was made, with the data attributions and limitations printed on it.

What we do not offer

No advice, no valuations, no predictions, and no introductions: Land44 is a research tool, not an estate agent or adviser. We state what the registers record and nothing more. Reports may not be used for direct marketing, including unsolicited offers to purchase land; that restriction comes from HM Land Registry's data licence and is a condition of the terms.

What is Land44?

Land44 is a research tool for rural and commercial land in England and Wales. It finds sites owned by companies with events on the public registers, such as dissolution, liquidation or administration, and turns each site into a single report: the HM Land Registry title number, the registered owner, the owner’s live Companies House record, nearby recorded sales and planning constraints. It is run by Rajoka Limited, a UK company.

How do I find out who owns land in England or Wales?

Every registered title has an owner on record at HM Land Registry, and anyone can buy the title register for £7 from GOV.UK if they know the title number. Land44 works from the other direction: you search an area first, see which sites are corporate owned and what state each owner is in, and open a report that includes the title number, so you only spend on the sites that matter.

What happens to land owned by a dissolved company?

When a company is dissolved, assets it still owned, including land, generally pass to the Crown as bona vacantia. The administering authority follows the company’s registered office: the Government Legal Department’s Bona Vacantia Division for most of England and Wales, or the Duchies of Cornwall or Lancaster for some regions. Land44 flags titles whose registered owner is dissolved so researchers can see them, and states the rule rather than guessing the authority.

Where does the data come from?

Every figure comes from a public register: HM Land Registry’s Commercial and Corporate Ownership Data, Overseas Companies Ownership Data and Price Paid Data, Companies House records, and the government planning data platform. Nothing is scraped and nothing is inferred about an owner’s intentions.

How fresh is the data?

The registers behind search results are re-checked every day. When you open a report, the owner’s Companies House record is checked live at that moment, including its current status, registered office and filings from the last six months.

What does Land44 cost?

Searching is free. A single site report is £9. Five reports, usable within five days, cost £29. Daily access, with five reports every day, is £149 per month. All prices include VAT.

What is in a site report?

The HM Land Registry title number, the property address, the registered owner and its company number, the owner’s live Companies House status and registered office, filings from the last six months, directors on record, recorded sale prices nearby, planning constraints checked at the postcode, distances to the nearest town and city, and a satellite view. Reports download as a dated A4 PDF.

Why does a report close after 24 hours?

A report is that day’s snapshot of the registers. The registers change, and a report left open indefinitely would end up showing entries the registers no longer hold. Within its 24 hours a report can be reopened free, any number of times, and downloaded as a PDF to keep.

Does Land44 cover Scotland or Northern Ireland?

No. Coverage is England and Wales, matching HM Land Registry’s registers. Scotland and Northern Ireland have their own land registers.

Can I use the data for marketing or mailshots?

No. Data from Land44 may not be used for direct marketing, including unsolicited offers to purchase land. That restriction comes from HM Land Registry’s data licence, it is a condition of the terms, and accounts that breach it are closed.

Is a Land44 report advice or a valuation?

No. Land44 is a research tool, not an estate agent, adviser or conveyancer. A report states what the public registers record and nothing more. Anything important should be verified against the source registers, and decisions should involve a RICS surveyor, an SRA regulated solicitor or an accredited land agent.
